This month we caught up with Tanya Cilia, proprietor of Mortgages Explained.
What do you do?
I’m the proprietor of Mortgages Explained and I’m a whole of market Mortgage and Protection Adviser, I help you buy or remortgage your home and I also help you keep it.
How long have you been doing it?
I’ve been self-employed now for nearly 5 years, but I’ve worked in the industry for 11 years. Previously working for an Independent Financial Adviser who was my mentor.
What kind of projects are you working on right now?
A case where the deposit has come from a tiny bank in the Philippines, which is classed as high-risk financial country. The paper-trail has had be very in depth and detailed as the money was passed through the Bank Of New York – but I’m happy to say the client has had a Mortgage Offer!
I have quite a few large portfolio clients who are increasing their portfolio purchasing via a limited company.
A case with a First-Time Buyer who has quite severe impaired credit with CCJS and Defaults which is becoming increasingly common.
I have a client with a history of severe migraines who I’m doing Income Protection for and a case for a gentleman with Diabetes who I’ve protected with Life Insurance.
What is your favourite part of your job?
Phoning clients with the news of their Mortgage Offer and helping clients who couldn’t get protection or a mortgage elsewhere.
What do you enjoy doing outside of your job?
Exercise to clear my head is really important to me and I used to run a lot but now I’m older 😊 I’ve reduced the level of running and balanced it with hot yoga which is so good after a day in the office.
I’m also a Biker! And have recently passed my Mod 1 and have my Mod 2 booked so I’ll have a full motorbike license. I’m learning on my own Ducati Scrambler which I love and I can’t wait to travel with my bike which ticks two big boxes for me.
I’ve also recently taken up skating at ramps– I love the diversity and such varied age ranges. It’s taking me out of my comfort zone but it’s a lot of fun.
I play the piano too which is such a contrast to everything else. I don’t have as much time for this as I’d like but I’m hoping to restart my lessons again if rules permit in 2022.
